Entrepreneurial spirit, vision & energy? Relocate to Chatham County (low taxes!) and begin breeding, raising and training Morgan horses at Flintlock Farm. The design and facilities have massive income potential for an entrepreneur to continue this vision or implement a business plan of your own (summer and track-out camps, home school to name a few).
UNC Chapel Hill is 5.9 miles or a 13 minute drive. There are two homes currently located on the 14+ acres with soil data that would support, if the new owner desired, a few additional home sites.
The main house is 2400+ square feet with three and a half bedrooms and three full bathrooms (septic is rated for 3 official bedrooms). There is a master bedroom on the main floor and the second floor is ideal for a second master with a quaint bonus room (or nursery, den, office or secondary large closet) and private en suite bathroom. Wood-burning fireplace in the living room, soaring ceilings with stoic wood beams salvaged from a barn in Mebane, oak floors in the main living areas and brick floors in the sunroom are sure to warm your heart.
Near the party pavilion a cottage home. The covered pavilion has an Earthstone commercial wood-fired pizza oven, conventional oven and stove, refrigerator, sink and concrete floor with drains. The stone patio is adjacent to the koi pond with the optional waterfall with a replacement pump for ambiance.
The cottage has two bedrooms with an office or optional third bedroom, one bath and is 859 square feet with an almost 200 square foot porch. All tin roofs on the property were replaced in the last decade.
Each stall in the main barn is 144 square feet and equipped with a fly spray system. Inside the main barn is a tack room on the main floor and an over-abundance of storage above for hay. Three additional barns are located on the property with three stalls each. If fully rented, the income potential on the 25 stalls could equal $9100 a month or $109,200 per year. This fee would only include boarding. If you were also to incorporate training and lessons into your business model, the profits would rise. This number also does not include the profits from the cottage rental, potentially main home rental, an older two bedroom mobile home or the two story beautifully constructed (albeit unpermitted) two story building on the property. The mortgage on $795,000 is likely $4000 per month without a down payment. Please seek advice from your local lender or Carolina Farm Credit for more in-depth and accurate information tailored to your individual needs and plan.
The Jaegar's designed Flintlock Farm to be a training and riding facility and control the diet of their horses without the rolling pastures. This decision was intentional and in-line with their philosophies on the importance of a controlled diet. At capacity the loft can hold between 600-700 in the main barn alone.
The training facilities include a lighted riding ring, lighted covered bull pen and covered arena (55' x 55'), and an additional bull pen. Outside of the main barn is the wash room with washer and dryers, utility sink, a half bath for residents and guests, and a wash stand for horses.
A garage workshop with a 36" lighted workbench, ample shelves, dust-free office, measuring 8 x 24 on 6" of a concrete slab with automatic garage door is also on the property.
Eweneice, the resident sheep, wandered onto Flintlock Farm in search of horses to keep her company and calm her roaming sprit. Many would believe that a farm may acquire a sheep. In reality, Eunice acquired a farm and it is the hope that the new owners would adopt Eunice with the purchase. Also with the potential of conveying (if the new owners desire) would be the resident farm cats. While the under-taking of their residency isn't required, the option exists. Please inquire for more information on Flintlock Farm and to schedule a tour with Emily Godrich at 919.672.8550 or [email protected].
The main home has site-finished oak floors with the master bedroom on the main floor and the possibility for a master suite upstairs. Rustic and charismatic beams accent the cathedral ceiling. Warm woods and tall ceilings provide character and personality.
